How DoorRaise works
The same model AngelList uses for startup syndicates, built for apartment buildings.
For sponsors and creators
- 1
Put an apartment building under contract
DoorRaise is for buildings with 5 or more units. Creators without operating experience partner with an experienced operator as co-sponsors.
- 2
Enter the deal and upload documents
Property, sponsors, raise terms and fees, plus the purchase contract, title commitment and lender term sheet.
- 3
We verify it, usually within a day
Identity and background checks for every sponsor, and the property documents checked against what you entered. We form the LLC and generate the offering documents.
- 4
Share your link and host a live Q&A
Post your deal page wherever your audience is. Followers read the deal and sign up for your live webinar from that page, then ask you their questions. Investors verify, sign and fund escrow after that.
- 5
Close
When the minimum is funded and the lender is ready, escrow sends the money to the title company. After closing, distributions and K-1s run through DoorRaise.
For investors
- 1
Read the deal page and join the live Q&A
Terms, every fee in dollars, the sponsors’ full track records and what we verified. Sign up on the page for the sponsor’s live webinar and ask your questions.
- 2
Verify once
Prove you’re accredited with a professional letter, income or net worth documents. It carries over to future deals.
- 3
Sign and fund escrow
Sign electronically, then wire or ACH to the deal’s escrow account. The sponsor can’t touch it.
- 4
Closing or refund
Your money goes to the title company at closing. If the raise misses its minimum, you get it all back.
Posting rules for public deals
Social media posts about a deal are part of the offering. These rules keep you and your audience protected.
Do
- Say the deal is for accredited investors only
- Link to your DoorRaise deal page for terms and risks
- Disclose that you’re a sponsor and how you’re paid
- Show the sponsor’s full track record, including losses
Don’t
- Promise or guarantee returns ("double your money")
- Call the deal safe or risk-free
- Promote someone else’s deal for pay without being a sponsor
- Ask people to wire money anywhere but the DoorRaise escrow account
Questions
Does DoorRaise pick or recommend deals?
No. DoorRaise is infrastructure, like the payments company behind a checkout page. We check specific facts and hold the money safely until closing. Deciding whether a deal and sponsor are right for you is your call.
Can I still lose money?
Yes. Escrow protects your money until it reaches the property. After closing, results depend on the sponsor and the market, and you can lose some or all of your investment.
Who can invest?
Deals shared publicly (Rule 506(c)) are open only to verified accredited investors. Private deals shared with people the sponsor already knows (Rule 506(b)) can include a limited number of non-accredited investors.
How do creators get paid?
Creators who raise for a deal join it as co-sponsors with real responsibilities and share in the sponsors’ fees and profit split, shown on the fee card. DoorRaise doesn’t pay commissions for bringing in investors.
Does DoorRaise take a percentage of the raise?
No. Sponsors pay a flat launch fee and a flat yearly fee per investor. See pricing.
