Feature · After you close
Run the property you closed on, without retyping a thing
After closing, your deal’s property, units, loan and investors move into DoorKeeping by themselves, and the books come back. No retyping.
DoorKeeping is its own app, with its own sign-up and pricing.
What you get
DoorKeeping is apartment property management software, a separate app from DoorRaise. When your deal closes, its property, LLC, units, rent roll, loan and investor list move into DoorKeeping, and DoorKeeping sends the rent roll, T-12, occupancy and books back, so your investor updates, quarterly distributions and next raise on DoorRaise fill themselves in.
Nothing typed twice
The data you already gave DoorRaise is the starting point in DoorKeeping. You confirm it instead of entering it again.
Investor updates that fill themselves in
Current rent roll, T-12 and occupancy from the books feed your quarterly updates, distributions, refinances and the next raise.
You stay in control
You approve the link once and can unlink. Investor tax IDs, bank details and ID checks never leave DoorRaise.
How it works
- 1
Approve the link once
Sign in to DoorKeeping with your DoorRaise email, then approve the link. You can unlink at any time.
- 2
The deal moves over
The property, LLC, units, rent roll, loan and investor list go to DoorKeeping server to server. Nothing to download or type.
- 3
DoorKeeping runs the property
Rent, leases, repairs and books for the building, with the opening figures from your deal already in place.
- 4
The numbers come back
Rent roll, T-12, occupancy and the books return to DoorRaise and fill in your investor updates and distributions.
Run the property after you close with DoorKeeping.
Why you need it
After closing, the same facts about the building get typed again: into a property manager, a bookkeeper and every investor update. Each copy can drift from the last.
Without it
- Downloading a rent roll from one tool and retyping it into another
- Loan and ownership details entered by hand in a second system
- Investor updates built from last month’s spreadsheet
- Two sets of numbers that disagree
With DoorRaise
- Nothing typed twice
- Investor updates that fill themselves in
- You stay in control
DoorKeeping is priced per unit, separately from DoorRaise’s three fees. Its pricing is on doorkeeping.com. See pricing
Questions
What is DoorKeeping?
Apartment property management software from DoorRaise, Inc.: rent collection, leases, a tenant portal, maintenance, accounting and an AI assistant you reach from Claude or ChatGPT. It is a separate app with its own sign-up. Raising money, escrow and investor documents stay on DoorRaise.
What moves between DoorRaise and DoorKeeping?
From DoorRaise: the property, LLC, units from a confirmed rent roll, purchase, loan and each investor’s name and ownership. Back from DoorKeeping: rent roll, occupancy, T-12 and the books. It refreshes when the books change and every day.
Is my investors’ private information shared?
Only what the property needs: each investor’s name and ownership. Investor tax IDs, dates of birth, home addresses, bank details, ID checks and signed documents stay on DoorRaise. Tenant names, payments and screening stay in DoorKeeping.
Do I need a second account?
You sign in to DoorKeeping with the same email and the same sign-in screens as DoorRaise, with no password. Each app keeps its own account.
Can I unlink?
Yes. Only the owner approves the link, and the owner can unlink from DoorKeeping’s settings at any time. Data already received stays as DoorKeeping’s own record.
What does DoorKeeping cost?
$2 per unit per month, separate from DoorRaise’s fees. See doorkeeping.com/pricing for what is included.
