Earn when you buy, while you own, and when you sell
Sponsors choose their fees from one standard menu: an acquisition fee, an asset management fee on collected rent, and an 80/20 or 70/30 split of the profit at sale. Investors see every fee in dollars before they commit.
This is an example, not a promise. It assumes rents grow 5% a year, a sale after 5 years and an 8% preferred return to investors first. If rents grow only 3% a year, your share at sale could be under $40,000.

Your followers’ money is protected
Escrow you can’t touch
Investor money goes only to the title company at closing, or back to investors if you miss your minimum.
Facts we verified
Your identity and background, the purchase contract, title and loan terms, shown with a check mark on your deal page.
Standard documents and fees
The same attorney-approved documents and fee menu on every deal, so nothing unusual is hidden in the fine print.
From link in bio to closing day
You don’t need a lawyer, investor software or a bank account set up for escrow. You need a deal under contract and followers who trust you.

Questions creators ask
Can I promote my deal on YouTube, Instagram and my podcast?
Yes. Deals on DoorRaise can use SEC Rule 506(c), which allows public posts, as long as every investor is a verified accredited investor. We check that for you. Our posting rules explain what you can say, like never promising returns.
Who can invest?
Accredited investors, generally people with $200,000+ in income ($300,000 with a spouse) or $1 million+ in net worth not counting their home. Each investor proves it once on DoorRaise.
I’ve never bought an apartment building. Can I still do this?
Yes, by partnering with an experienced operator as co-sponsors. You bring the followers, they bring the operating experience, and you share the sponsor fees and split. Both of you are named on the deal page.
Can I get paid to promote someone else’s deal?
Not as a promoter. Payment for bringing in investors can require a broker-dealer license. On DoorRaise you earn as a sponsor of the deal, with your role and pay shown on the deal page.
What does DoorRaise cost?
$500 to set up a deal, $5,000 at closing from the funds raised, and $3,500 a year. We never take a percentage of your raise or your profits.
Do I need to be accredited myself?
No. Sponsors don’t need to be accredited. Lenders will look at the sponsors’ experience, net worth and cash, which is another reason first-time sponsors often partner with an experienced operator.
