Split by ownership, approved once, emailed to every investor

What it is

A distribution is the cash the property sends to its investors. Getting it right means applying the deal’s waterfall: capital back, the preferred return, then the split between investors and sponsor, in proportion to what each person put in. DoorRaise does the math from the deal’s terms, records it in each investor’s ledger and queues the payments in the deal’s bank account.

How it works

  1. 1

    You propose a distribution

The amount and the period. We show every investor’s share before anything is sent.

  2. 2

    DoorRaise approves it

A second set of eyes checks the numbers against the terms.

  3. 3

    Investors add their bank details

Each investor adds theirs on the bank’s own secure page, and we never see account numbers.

  4. 4

    You approve the batch

Every payment waits in the bank for your approval. When they are sent, each investor’s ledger and notice are updated.

How it creates value

  • No arithmetic errors

Wrong splits damage trust faster than a bad quarter.

  • Hours back every quarter

    No spreadsheet, no one-by-one payments.

  • A record for every investor

The ledger feeds statements and tax forms.

Why you need it

Paying 40 investors by hand, with different amounts, a preferred return and a profit split, is the most error-prone job in a syndication.

Splitting each payout and paying investors one by one, typically

$1,000 to $4,000 a year of staff or bookkeeper time

Ranges from published law firm, investor-software and CPA pricing, for a deal with about 40 investors. On DoorRaise it is part of the flat fees below.

Without it

  • A spreadsheet that one person understands
  • Payments sent from a personal app
  • Investors asking where their money is

With DoorRaise. Covered by the $3,500 yearly fee, paid from the property’s income. See pricing.

Questions

How often are investors paid?

At least quarterly, when there is cash left after expenses, loan payments, fees and reserves. Sale and refinance proceeds are paid when they happen.

Is a payment guaranteed?

No. A quarter with no spare cash means no payment.

Who approves the money leaving?

You do, in the bank. DoorRaise queues the payments and never sends them on its own.
