DoorRaise

Property Books & Taxes

Your deal’s books and taxes, handled by one team.

Our partner CPA keeps your deal’s books and prepares its tax return and every investor’s K-1, and DoorRaise delivers the K-1s. Starting at $700 a month, one price for your deal with everything included.

Optional. You can always use your own accountant, and DoorRaise still delivers every K-1.

One team, start to finish

The same people keep your books all year and prepare the return, so year-end is a handoff, not a hunt for receipts.

K-1s reach every investor

Our partner CPA prepares each investor’s K-1, and DoorRaise delivers it to their portal. No chasing your own CPA in March.

Priced from your deal

DoorRaise already holds your units, investors and state, so your price is worked out for you. No forms, no waiting for a quote.

From $700 /mo

One price for your deal, everything included. Start your deal and add it on your dashboard with one tick.

What sets your price

  • Number of units
  • Number of investors, one K-1 each
  • The property’s state: a state return only where there is a state income tax
  • Investors who live outside that state
  • Whether your property management or accounting software is connected: lower when it is
  • Business plan: stabilized, value-add or development
  • Extras, if any: commercial units, more entities or more property states

Your price is an estimate until closing, then set once from the final investor list. Above 300 units or 200 investors, we set a custom price with you.

What’s included

  • Monthly bookkeeping and bank reconciliation, from your property manager feed and the deal’s bank
  • A monthly profit and loss and balance sheet
  • Year-end close and depreciation schedule
  • The federal partnership return (Form 1065), and an extension if needed
  • A Schedule K-1 for every investor, prepared and delivered to their account
  • The property state’s partnership return
  • Nonresident withholding or composite filings and state K-1s for out-of-state investors
  • 1099s to the deal’s vendors and contractors
  • An estimate of each year’s K-1 figures before the return is done
  • Handling routine IRS and state letters about these returns

It starts the month your deal closes, so there is never a catch-up fee. Lower price when your property management or accounting software is connected: we read your books straight from it.

Billed separately

  • Cost segregation studies
  • Financial statement audits or reviews (for example, ones a lender requires)
  • Representation in an IRS or state audit
  • Investors’ own personal tax returns
  • Books or returns for periods before DoorRaise started (catch-up or cleanup)
  • Amended returns needed because information arrived late or wrong
  • Tax planning and advice, including 1031 exchanges, refinance or sale structuring
  • Payroll
  • Property-level trust accounting your property manager already does
