Plan your raise before you launch
Enter the numbers for your apartment deal. See how much you need from investors, about how many investors that is, and how many people need to see your deal.
The deal
As a percent of the purchase price.
As a percent of the total cost.
Counts toward the equity, so investors cover less.
Your investors
Can’t be higher than a typical investment.
Your followers
Placeholders. Change them to match what you see from your own audience.
How to use this
- Start with the numbers from your purchase contract and your lender’s quote. Everything here updates as you type.
- Try a higher minimum to see how the number of investors changes. Fewer, larger investments mean fewer people to onboard and update.
- Send the link to your partner. The page address holds your numbers, so they see the same plan.
A planning calculator, not advice or a forecast of how much you will raise. Offers on DoorRaise are open to accredited investors only. Investing involves risk, including loss of the entire investment.
Questions
How much do I need to raise from investors?
The total cost of the deal (purchase price, renovation, closing costs and reserves) minus the bank loan and any of your own money. That difference is the equity investors have to cover. The planner does that arithmetic for you.
How many investors will I need?
It depends on how much each one puts in. Divide the equity you need by a typical investment to get a rough count. Setting a higher minimum means fewer, larger investments; a lower minimum means more investors to onboard and keep updated.
Where do the “people who see your deal” numbers come from?
From you. The two percentages are placeholders: the share of people who save a seat on your live call, and the share of those who invest. Replace them with what you see from your own audience. They are arithmetic on your assumptions, not a prediction.
Who can invest?
Accredited investors only, and each one is verified before any money moves. Investor money is held in escrow until closing and returned in full if the raise misses its minimum.
What does DoorRaise cost?
$500 to set up your deal, $5,000 at closing from the funds raised (only if the deal closes), and $3,500 a year while you own the property. It never takes a percentage of your raise.
