Yardi Investment Suite is Yardi's set of investment management products for real estate investment managers. Its investor relations module, Yardi Investment Manager, pairs an investor CRM with a branded investor portal where prospects can view offerings, upload compliance documents and sign subscriptions, and investors can see contributions, distributions and returns. Yardi says its main difference is a native connection to Yardi Voyager and Yardi Breeze Premier, so property data flows into investor reports. DoorRaise is a service for a sponsor raising one apartment deal from friends and followers: it forms the deal's LLC, prepares the offering documents, files Form D, verifies every investor, coordinates escrow and runs distributions and K-1 delivery, for two flat fees. If your properties already run on Yardi and you manage many investors and funds, Yardi's suite is built for you; if you are raising one deal and want the whole raise handled, DoorRaise fits better.

This post is part of our syndication software guide. Information about Yardi comes from Yardi's own website as of November 3, 2026, and may change.

What Yardi Investment Suite is

Yardi describes Investment Manager as investor CRM with branded portals for investor relations. On its product pages it says the tool gives a central place to showcase deals, manage investor communications, automate subscription steps and process commitments; lets the investor relations team send targeted emails and track which opportunities a prospect has viewed; and shows investors contributions, distributions and IRR for each investment, with fund-level metrics. Yardi also lists investment accounting among the suite's products. These are Yardi's own descriptions.

What DoorRaise is

DoorRaise runs one apartment raise from start to finish: the deal page your friends and followers see, the deal's LLC, the offering documents, Form D, accreditation checks for every investor in 506(b) and 506(c) deals, wire instructions to escrow at Enterprise Bank & Trust, and after closing, quarterly distributions from the deal's bank account, investor updates and K-1 delivery. The deal's accountant prepares the K-1s; DoorRaise delivers them.

When Yardi is the better choice

  • Your properties already run on Yardi Voyager or Breeze Premier and you want property data in investor reports without extra work.
  • You manage many investors across several funds or deals and have an investor relations team.
  • You have your own securities counsel for documents and filings and need software, not a service.

When DoorRaise is the better choice

  • You are raising one apartment deal and want the documents, filings, verification and escrow coordination handled.
  • You want prices published up front, with no percentage of the raise or profits.
  • Your property manager runs whatever system it likes; DoorRaise works alongside it.

How DoorRaise fits in

DoorRaise helps sponsors raise equity for apartment buildings with 5 or more units from their friends and followers. DoorRaise forms the deal's LLC, prepares the offering documents, files Form D and verifies every investor's accreditation, in 506(b) and 506(c) deals. Investors fund by wire into escrow at Enterprise Bank & Trust, and distributions are quarterly by default. For the books, sponsors can add the optional Property Books & Taxes service: one monthly price for the deal, from $250 a month, for full-charge bookkeeping (1099s and prior-year cleanup are not included, and any extra work is quoted first and done only after the sponsor approves it). DoorRaise charges two flat fees: $1,500 to set up (non-refundable) and $5,000 a year for administration, the first year paid at closing from the money raised and only if the deal closes.
